The 26-year-old departed the Stadium of Light last season in a loan move and he finished top-scorer in the United Arab Emirates with 22 goals.
Gyan has never met Sunderland boss Martin O'Neill and he looks unlikely to ever feature under him.
Al-Ain chief executive Carlo Nohra confirmed they hope to soon confirm a deal.
He told Sport 360: "Regarding Gyan, there's nothing yet, but we are positive about him staying with us for a few more years. Things will become clear soon."
